\nYou can reclaim the VAT incurred on the following self build projects: <\/span><\/p>\n<\/div>\n

  • \n
    A New build dwelling<\/span><\/div>\n<\/li>\n
  • \n
    Barn conversion to form a new dwelling<\/span><\/div>\n<\/li>\n
  • \n
    Converting business premises into a residential dwelling<\/span><\/div>\n<\/li>\n
  • \n
    Conversions of dwellings that have not been lived in for 10 years<\/span><\/div>\n<\/li>\n
  • \n
    Building or converting one of the above into a holiday home
    \n(if used for personal use only)<\/span><\/div>\n<\/li>\n<\/ul>\n

    You can reclaim the VAT incurred on expenditure which includes the following:<\/span><\/p>\n

      All Materials incorporated in the building<\/span><\/span><\/div>\n<\/li>\n
    • \n
      Delivery charges included on invoices for materials<\/span><\/div>\n<\/li>\n
    • \n
      Certain landscaping costs<\/span><\/div>\n<\/li>\n
    • \n
      Standard alarm systems<\/span><\/div>\n<\/li>\n
    • \n
      Wooden floor systems <\/span><\/div>\n<\/li>\n
    • \n
      Light fittings<\/span><\/div>\n<\/li>\n<\/ul>\n

      You cannot reclaim the VAT incurred on some expenditure which includes the following: <\/span><\/p>\n<\/div>\n

      • \n
        Architects and professional fees<\/span><\/div>\n<\/li>\n
      • \n
        Hire Charges<\/span><\/div>\n<\/li>\n
      • \n
        White goods<\/span><\/div>\n<\/li>\n
      • \n
        Carpets<\/span><\/div>\n<\/li>\n
      • \n
        Tools and Equipment <\/span><\/div>\n<\/li>\n<\/ul>\n

        You must ensure you are charged the correct rate of VAT during your project, as HMRC will only refund the rate that should be charged.<\/span><\/p>\n

        Your VAT claim must be submitted to HMRC within three months of completion. (in certain circumstances late claims may be accepted)<\/i> <\/span><\/p>\n

        New build VAT refunds are paid direct to your bank account. <\/span><\/p>\n<\/div>\n
